Step 1: Know Your Budget
Before you fall in love with a property, know what you can realistically afford. A common rule of thumb: your monthly amortization should not exceed 30% of your monthly income. Talk to your bank or a Pag-IBIG housing loan officer early to understand your borrowing power.
Step 2: Get Pre-Qualified for a Loan
Pre-qualification tells you — and sellers — that you're a serious buyer. You can apply for housing loans through:
- Pag-IBIG Fund (HDMF) — best for employees with Pag-IBIG contributions
- SSS Housing Loan — for private sector employees
- Bank Loans — BDO, BPI, Security Bank, and others offer competitive rates
Step 3: Define What You Need
Make a list of your non-negotiables: location, number of bedrooms, proximity to schools or work, and parking. Separate your "must-haves" from your "nice-to-haves."
