Century Properties Says PHirst Secured Licenses for 3,265 Planned Homes in Laguna and Batangas | Pow Salud Daily Property Play
Century Properties says its PHirst brand has secured licenses to sell for two house-and-lot communities in Calauan, Laguna, and Lipa, Batangas. This edition has five substantive updates, including newly reported developments and clearly dated items on subway construction and an energy auction.
1. PHirst plans 3,265 homes across Calauan and Lipa — November 4 disclosure
Century Properties Group announced on November 4 that its first-home brand, PHirst, had secured licenses to sell for PHirst Sights Calauan West and PHirst Sights Batangas. The company said the two projects would add 3,265 planned homes to its portfolio.
The Laguna development is in Barangay Masit, Calauan. It covers six hectares and is planned for 682 homes, with ₱981.1 million in estimated sales. In Lipa, the Batangas project covers 30 hectares and is planned for 2,583 homes, with an estimated sales value of ₱5.37 billion. The figures are company estimates for the developments as a whole. The announcement provides no achieved sales total, unit-level quotation or delivery date for a specific home.
Century Properties said the two developments follow its Tayabas launch earlier this year and put more of its first-home supply near employment and industrial areas in CALABARZON. For households working in the region, the announcement adds two named projects to compare at different addresses and scales. For investors, the estimated ₱6.35 billion combined sales value describes the size of the pipeline, with actual reservations, collections and turnover still to be measured. The developer announcement is the source for the licensing status.

2. AyalaLand Logistics reports cold-storage revenue growth alongside weaker industrial lot sales
AyalaLand Logistics Holdings Corp.’s November 4 results showed ₱2.5 billion in revenue and ₱73 million in net income for January through September, according to reporting on the company’s release. Net income fell 9% from a year earlier. Cold-storage revenue increased 76% to ₱355 million, with the company attributing growth to higher occupancy and a longer contribution period from acquired facilities in Iloilo and Urdaneta.
Industrial lot reservations rose 23% to ₱1.3 billion, while recognized industrial lot sales revenue fell 19% to ₱903 million. The figures describe the company’s portfolio. Reservations and recognized sales measure different stages of a transaction.

3. ERC discloses outage proceedings involving 13 power producers
On November 4, the Energy Regulatory Commission disclosed 24 show-cause orders covering 13 generation companies, InsiderPH reported. The orders were issued October 14 and seek explanations about alleged breaches of allowed unplanned outage limits. The reported statement left the companies unnamed and the cases remain subject to evaluation.
The disclosure comes amid tight reserves in the Visayas. InsiderPH reported an NGCP yellow alert for November 4. For households and operators of power-sensitive premises, the proceedings concern reliability standards. The reported orders leave any sanctions, restoration dates and bill effects unresolved.

4. Pasig subway equipment move affects overnight access — November 3–4 advisory coverage
DOTr scheduled a tunnel boring machine transfer from the Julia Vargas Avenue stockyard to Shaw Boulevard Station during overnight windows from November 4 to 7, according to PIA’s November 4 report. Portions of C-5, Pasig Boulevard, Henry Javier Street and Meralco Avenue may be affected during the transfer.
The machine is intended for tunneling between the Shaw Boulevard and Ortigas Avenue stations. The immediate development for residents, tenants and businesses is temporary road disruption and equipment mobilization. The advisory covers the move and its traffic effects.

5. DOE identifies potential waste-to-energy winners — November 3 policy watch
The Department of Energy named nine potential winning bidders covering 12 projects with 428 megawatts of offered capacity on November 3. The bids followed the October 13 auction and commit to electricity delivery by the end of 2029.
The DOE requires post-auction documents before it issues final award certificates. It also lists financing, permits, environmental compliance, waste supply and grid connections among the conditions affecting implementation. For businesses and communities near possible sites, the release identifies a pipeline whose local effects will depend on which facilities are permitted and built.

Pow’s Property Play
My first question about Calauan or Lipa is whether the household can live with the address and the full payment schedule. More supply gives buyers options, and a longer trip may be a fair trade for a home that fits the budget. My scouting starts with the actual gate, the route at shift change, the written quotation and the expected move-in date. Put those on the same page before comparing projects. My guide to comparing first-home locations and Hartwood Village review in Biñan offer other Laguna location references.
If you’re weighing Calauan, Lipa or another Southern Luzon address, send me your work location and target budget so we can compare the routes and costs.
