I attended the 2nd Philippine National Housing Expo 2026, and one thing was very clear: Filipinos want to own a home.

The venue was jam-packed with people exploring properties, asking questions, and looking for opportunities to finally have a place they can call their own.

It's encouraging to see the government's efforts, together with Pag-IBIG Fund, to make homeownership more accessible through lower interest rates and flexible payment terms.

But here's the bigger picture.

Even with these financing options, many houses and lots remain financially challenging for ordinary Filipino families. And beyond the monthly payments, there's another hurdle: Will they even qualify for a housing loan?

Lower interest rates certainly help, but affordability isn't just about financing. It's also about property prices, household income, and the ability to sustain payments over the years.

Still, what I witnessed at the expo gives me optimism. The demand is clearly there, and so is the aspiration for a better life.

The challenge now is turning that dream into something more Filipinos can realistically afford.

As someone in real estate, I believe our responsibility goes beyond selling properties. It's also about helping people understand their options and make informed financial decisions.

Because at the end of the day, homeownership should not just be about qualifying for a loan, but being able to comfortably afford the home you deserve.
